		<description>The biggest incentive not to be foreclosed upon is the affect it has on your credit.  A foreclosure pretty much guarantees that you will not be able to purchase another house for at least 10 years.  It&#039;s always better to sell than to be foreclosed.</description>

You cant deal with the lender until the foreclosure is COMPLETE and the people have been evicted.
There are very very few mortgages that will allow you assume someone elses mortgage... you have to buy the home outright and get your own financing.
Also, people are strapped right now because they probably owe a lot more then their house is worth.</description>
