		<description>depends on the situation..
1) Deed the house back to the Bank.
2) if you have Equity Sell your house under market and give up the equity.
3) I would say Re-Fi but if you cant afford your house now how will you be able to after a Re-Fi
4) Try a Short Sale (usually tough to do but worth it)
5) Tell the Bank your leaving the house and leave and Rent (leave in good condition)
Hope this helps.. If you have equity you have a lot of options if you don&#039;t have equity and have no way to pay off what you owe  you can try to deed the house back....
1st step is to contact the bank and talk to them about the situation they don&#039;t want to lose the house either maybe you can work something out.  If you dont call them they will think you dont care..

		<description>You have got to call your bank and talk with them. They don&#039;t want you to foreclose and will most likely want to work with you on whatever it is that you need. You can also see if you can refinance for a lower fixed rate. You have options, don&#039;t just let it go until it is to late.</description>
